Will new asphalt survive Mumbai monsoon?

Yes — if it's specified and laid correctly. Mumbai gets 2,400 mm of rain in four months. Standard thin overlays crack at the edges, let water under the mat, and heave by November. We use 60/70 penetration-grade bitumen blended with anti-stripping agent, compacted to 97% Marshall density. Water has nowhere to go except off the surface.

The critical detail most crews skip: the tack coat. A proper 0.3 kg/m² bitumen emulsion tack between the base course and wearing course bonds the layers so they move together in the heat — not apart. Debonded layers are what you see bubbling on Linking Road every August.

We also cut and seal every edge against kerbs and walls. Water infiltration is an edge problem 80% of the time. A sealed edge means the surface performs for 5–7 years, not 18 months.

Milling or overlay — which is cheaper?

Overlay is cheaper upfront. Milling is cheaper over five years. Here's the honest math: an overlay on a failed base adds 40–50 mm of asphalt over a surface that's already deformed. The new mat follows the old contour — puddles in the same places, cracks along the same fault lines. You've spent ₹85–₹110/sq. ft. to delay the problem by 18–24 months.

Milling removes 30–40 mm of the existing failed surface, levels the base, and gives the new wearing course a flat, bonded substrate to sit on. The milled material goes back into the mix — reducing material cost by 15–20%. Net cost is ₹130–₹160/sq. ft., but the surface life is 6–8 years, not 2.

Our recommendation: if the base is structurally sound (we check with a rod probe on site), overlay is fine. If we find pumping, rutting deeper than 25 mm, or cracked slabs, we'll tell you milling is the only sensible option. We don't upsell milling on surfaces that don't need it.

How long before vehicles can drive on it?

Hot-mix asphalt opens to pedestrian traffic in 2–3 hours and to light vehicles in 6–8 hours once surface temperature drops below 60°C. In Mumbai's November–February window, that's typically by early evening if we start at 6 AM.

Heavy vehicles — trucks, loaded tempos, construction equipment — need 24–48 hours. The asphalt is technically hard but the binder is still creeping under sustained point loads. Rolling a 12-tonne vehicle over it at 18 hours will leave ruts. We'll mark the surface and give you a specific window based on ambient temperature on the day.

For factory yards where operations can't stop, we phase the work in strips: one lane or half the yard at a time, with temporary access maintained throughout. It takes an extra half-day but nobody loses a shift.

What thickness do I actually need?

Thickness depends entirely on what drives on it. A society driveway with cars and autos needs 40 mm of wearing course on a prepared base. A factory yard taking 20-tonne trucks needs 60 mm dense-graded asphalt on 150 mm of compacted WBM or GSB. Using car-spec thickness on a truck yard is the single most common reason surfaces fail in two years.

We size the pavement during the site visit using a simple load classification: pedestrian/cycle, light vehicles (< 3 tonnes), medium (3–10 tonnes), heavy (> 10 tonnes). Each class has a standard section. We document it in the quote so you know exactly what you're getting and can compare it against any other contractor's proposal.

WBM base condition matters as much as asphalt thickness. A 50 mm asphalt layer on a soft, uncompacted base will rut. We always probe the existing base and, if it's failed, include base repair in the scope. No surprises after handover.

Can you meet a RERA handover deadline?

Yes, and we've done it under pressure. RERA approach roads are a specific challenge: the builder needs a finished, photograph-ready surface before the OC inspection, often with 10–15 days' notice and active construction still happening on site.

Our mobilisation time is 5–7 working days from signed order for jobs up to 8,000 sq. ft. We carry our own roller and paver — we're not waiting for hired equipment to free up. The quote includes a committed start date and completion date, both in writing.

We've completed approach roads at projects in Thane, Mira Road, and Panvel where the builder's civil contractor had left an unfinished WBM track. We bring it up to RERA-compliant standard with documentation: material test certificates, compaction records, and a handover letter you can submit to the authority.
